  • 1.  To fill out an application go to:
  •  2.  We begin showing our Orono apartments to new tenants that are looking for housing for the following school year on January 5th each year.  We give our current tenants until then to renew their lease if they choose to.  Call our office in January to set up a time to see some places. 
  • 3.  Make note of the “Available Date” on the listing as some of our Orono units are available to move into on June 1st or July 1st or August 1st, or September 1st. We cannot hold an apartment for you – the lease must start on the designated date.
  • 4.  All tenants pay for their own cable & internet services by setting up an account with a local provider.  The most common provider used is Spectrum. 
  • 5.  Owners cover the cost of heating, water, sewer, plowing, mowing and yard care at all of our properties. 
  • 6.  Some owners include the electricity services, others require tenants to set up an account with Emera Maine Electric Company (207-973-2020) and pay for their electricity usage. 
  • 7.  If you as a tenant are responsible for paying the Electricity, the power must remain on for the entire duration of your lease. 
  • 8.  Tenants are required to pay first and last month’s rent prior to moving in.  This amount needs to be paid in full before anyone can move into the rental unit.
  • 9.  All tenants sign one lease jointly – and are all equally obligated to the terms and conditions of the lease.
  • Pets:  We do not allow dogs.  Most properties will allow 1 cat.  No other pets are allowed.
  • Security Deposit – A security deposit equal to one month’s rent is due when you sign the lease.  It must be paid in full for you to secure the apartment.  One person on the lease is designated to receive the return of the security deposit at the end of the lease.  That person is responsible in distributing funds to all tenants.
  • Rent payments – can be mailed in to our office – addressed to: 
    • KC Management, 69 Main Street, Orono, ME  04473.  
    • All payments are made out to the owner of the property.
    • Be sure to identify yourself and your unit address in the memo section of your check.
    • Rent Payments can be made by tenants creating an online account where you can view your charges and make payments electronic payments through a bank account transfer, or with a credit or debit card.  *** there is a charge for this service**
    • We also accept checks, cash or money orders for rent payments.
